Rental Terms
By renting a storage unit from Shackleford Mini Storage LLC, you agree to the following terms and conditions: Rental & Payments Rent is due monthly in advance on or before the last day of each month. Minimum rental period is one month; no pro-rating is offered. A $25 late fee applies if rent is more than 5 days late. Returned checks incur a $35 fee. Nonpayment may result in denial of access and eventual sale of stored property as permitted by Virginia law. Use of Unit Units are for storage of personal property only. No habitation, business operations, or workshop activities are allowed. Hazardous, flammable, illegal, or perishable items are strictly prohibited. The facility is not suitable for high-value or irreplaceable items such as jewelry, heirlooms, or collectibles. Access & Security Owner may restrict access for safety, security, or nonpayment. Occupants must provide their own lock; double-locking is prohibited. The Owner is not responsible for theft, loss, damage, or environmental risks (mold, mildew, pests, natural disasters, etc.). Insurance & Liability Occupants are responsible for obtaining insurance for stored items. Storage is at the sole risk of the Occupant. The Owner’s liability is limited to $5,000 maximum per unit and only if agreed in writing. Termination & Abandonment Either party may terminate with 5 days’ written notice prior to the end of the rental period. Abandonment (no lock for 3+ days, or locked unit left unpaid and unoccupied) allows Owner to remove and dispose of contents. Prepaid rent will not be refunded. Legal Rights The Owner has a statutory lien on all property stored for unpaid rent or charges. Occupants waive the right to jury trial and agree to Virginia law jurisdiction. Legal costs, including attorney fees, caused by Occupant’s default will be charged to Occupant. Other Rules Occupants must follow all posted rules and regulations, which may change with 30 days’ notice. Climate-controlled units do not guarantee constant temperature or humidity. Personal injury or property damage on the premises is the sole responsibility of the Occupant.
